Infrared Inspections

What is an infrared inspection?

Thermography is the use of an infrared imaging and measurement device to detect and measure thermal energy emitted by an object. Thermal, or infrared energy, has a wavelength too long to be detected by the naked eye. Infrared thermography is the easiest and quickest method to detect energy waste, moisture and electrical issues in buildings and homes. An infrared camera shows exactly where the problems are and helps us focus on what issues there may be and allowing us to properly diagnose areas of concern.

When is the best time to conduct an infrared inspection?

For the best IR scan there should be a difference in temperature between the inside and outside air of about 15 degrees or used with a blower door test to create a pressure differential.

What can an infrared inspection find?

We can pinpoint drafts, cold spots, frozen pipes, mold, water damage or just want to lower your excessive heating and cooling costs.

What do I need to prepare before the inspection?
  1. Remove all pictures from the walls at least 2 hours before the IR scan is performed.
  2. Pull Beds and other heavy furniture from against the walls to avoid an IR misconception.
  3. Make sure that all windows and doors are closed and have been for 2 hours prior to the inspector’s arrival.
My other contractor has an IR camera, can they do the inspection?

Other contractors may be specialists in their field but may not have enough knowledge about how other areas and materials can affect the reading or relate the findings to the overall building envelope and performance.

How long will the inspection take?

The time varies, depending on the size, age, and condition of the property. Most residential inspections take between one to two hours but for more expansive or older properties or if additional services were requested, it may take longer.

What does the inspection report have on it?

After each inspection, the we will analyze each IR image that was taken on site. Each report will show an IR image and a digital image side-by-side so you are able to compare the visual inspection against the infrared. Recommendations will be provided for corrective measures if necessary. The professional report is compliant with all insurance companies and provides solid evidence of the complete building assessment. Each report is reviewed with you to ensure your understanding on our findings. It is our commitment to explain each anomaly with you and explain how it will or will not affect your investment. By following the recommendations generated on the report, we have had clients save up to 50% on their energy bills.
